Neighbors’ objections to a developer’s proposed placement of two electric transformers on front yards in East Rock and Fair Haven Heights prompted zoners to shoot down, for now, a plan to build 22 new housing units.

The Board of Zoning Appeals (BZA) denied those variance requests Tuesday during the board’s latest monthly meeting at City Hall. The zoning-relief applications they rejected were to install electric transformers in the front yards of 333 Humphrey St. and 195 Lenox St.

Both properties are owned by Alpha Acquisitions, a company that seeks to build “ middle housing ” developments next to existing multi-family homes. The company is run by Alex Opuszynski. Attorney Ben Trachten represented Opuszynski’s company during Tuesday’s proceedings.

Because of the shape of the lots and the requirements set by United Illuminating (UI), he and architect Brian Cleveland asked for permission to place five-foot transformers in both parcels’ front yards. Each would be disguised from three sides with low evergreen shrubs and fieldstones .
