What is Connecticut conveyance tax?
The real estate conveyance tax is paid by the seller when property changes hands. It has two parts: a state tax and a municipal tax. Together they typically range from 1.0% to 1.75% of the sale price for residential property.
State conveyance tax rates
For residential property, Connecticut charges 0.75% on the first $800,000 and 1.25% on the portion above $800,000. Non-residential property is taxed at 1.25% of the full sale price.
Municipal conveyance tax rates
All towns charge a base municipal rate of 0.25%. Eighteen eligible municipalities impose an additional 0.25% for a total of 0.50%. Stamford uses a special tiered structure.
